    Assessor Giddings Encourages Property Owners to Review Their Notices of Value this Week

    The Bernalillo County Assessor’s Office will send out 250,771 Real Property 2017 Notices of Value (NOV) to all property owners beginning March 29 informing them of their net taxable value of their property as of January 1st. These assessments will be a factor in determining the 2017 property tax bills the Bernalillo County Treasurer’s Office will mail in November of this year. The 2017 Notices of Value’s for business personal property, livestock and manufactured homes will be sent out to property owners on May 1st.

    The 2017 Residential properties saw favorable growth at 4.13% overall. The largest amount of new construction was primarily in the NW quadrant of the County. Non-Residential properties are still relatively flat as values increased in that sector at 1.25%. The overall assessed value of Bernalillo County is $56.4 billion, which is a 3.2% increase from last year.

    “It is good to see positive growth again with residential properties.” County Assessor Tanya R. Giddings says. “Please review and verify information in your Notice of Value, and if you have any questions regarding your assessment we encourage you to come into our office or contact us before the assessment protest deadline of April 28th.”

    The Assessor’s Office has a dedicated phone bank set up to help property owners who have questions or need assistance. The number to call is (505) 222-3700. Additional information and frequently asked questions can also be found on the Assessor’s website—www.bernco.gov/assessor. Property owners also have the option to enroll in receiving their NOV’s electronically in future years. Instructions on how to sign up have been inserted into the NOV mailings. As always, residents of Bernalillo County can also access their notices of value from the “search assessor records” link on the website.

    If a property owner wishes to protest their assessment in their NOV, they have until Friday, April 28th at 5pm to file a protest form. A protest form can be filed online on the assessor’s website, or in person at our office located at 501 Tijeras Ave. NW. To further assist property owners who wish to file a protest of their assessed value, a protest checklist is provided online, via mail or in person. If you decide to visit our office, to assist with downtown parking we have designated our fleet parking lot as free parking during the protest period of April. This parking is located in the alley to the north of our office.

    Property owners have until April 28th to apply for property tax exemptions that could help lower their property tax bill in November. These exemptions include head of family, veterans and 100 percent disabled veterans. Applications for these exemptions can be downloaded from the assessor’s website or picked up in person.
