6th and Coal Permanent Housing Program

Unit Mix

  • The units are a mix of (4) two bedroom, two bathrooms, and (41) one bedroom, one bathroom units
  • There will be a total of 45 units.

Plan Layout

  • The two bedroom units will be stacked over the common lobby entrance area at level 1, flanked on both sides with 1 bedrooms forming an L along the property line at 6th and Coal.
  • Level 1, per City of Albuquerque IDO, will have a 10’-0 ceiling height. All other floors will be 9’-0”
  • The four-story building, towards the rear of The property will consist of all one bedroom units.
  • There will be one shared elevator to access all floors, and two stair wells connected by a covered walkway.
  • Covered walkways should be level and safe from the elements such as driving rain or snow pack.
  • Mechanical and refuse will be located along the alley off of 6th street.
  • Access from the corner of 6th and Coal was preferred into the common area – this space should be accessible to the tenants 24 hours a day- perhaps with a keyfob
  • High level of security is desired.
  • It is preferred for all unit entries to be accessed from the interior of the secure courtyard. No street walk ups.
  • No Balconies, Juliettes or Roof decks
  • Maximize the power of the dramatic corner- the corner of 6th and Coal will be the focus of any special treatment in plan and in exterior façade

Unit Amenities

  • The units should all be accessible to support the unique tenant target.
  • All units and common spaces should reflect universal design and be equipped for individuals of varying ranges of mobility. Additional blocking should be considered at towel bars , clothing rods and shelves.
  • All units should have durable, easy to maintain materials, no carpet, and should have solid core wood interior doors.
  • Dishwasher and garbage disposal is to be considered
  • Side by side washer and dryer is preferred over a stackable or combo unit for greatest flexibility.
  • Showers should replace all tubs- tubs are not needed.

Exterior Materials

  • After reviewing many different styles, stucco is the preferred exterior material, and a neutral color palette.
  • A palette of creams, greys and pops of yellow and red received the best reaction.
  • No fiber cement panel or planks.
  • City IDO requires 40% of each façade at each level to be glazing.

Courtyard Amenities

  • The courtyard should be peaceful, pleasant and low maintenance.
  • Not a lot of trees, or plantings.
  • Minimal seating arrangements. Consider built in furniture
  • No bbq pits or grills
  • Basketball courts and turf are not needed.
  • Walkways should be easy to traverse if you are in a wheelchair or use can/ walker
  • The courtyard should be safe, secure and welcoming
